Minimum Age Requirement: Primary renter must be at least 25 years old.

✅ We take your safety and security seriously and this property has special local compliance requirements of a signed rental agreement, ID verification, and a security deposit collection which will be a temporarily hold on the card for any damages. This will be returned back to your card within 7-10 days after your check out date. To make this easy for you, we use a secure and very simple, app-free platform called Happy Guest. It is not an app, and you do not have to sign up for an account - it’s a safe and secure website. It also gives you a guest portal with all the info about the home and all of my favorite local spots.

HOA FORM & COMMUNITY ADMINISTRATION
• HOA forms must be fully completed and submitted at least 72 hours prior to check-in.
• Failure to submit on time will result in a $75 late administration fee charged by the community.
• Reservations booked within 72 hours of arrival, including same-day bookings, are also subject to an additional $75 community processing fee.
• Maximum occupancy is 10 guests. Children ages 2 and older count toward occupancy limits.

COMMUNITY AMENITIES & SUMMER ACCESS
Enjoy access to community summer amenities including the pool, kayaks, paddle boats, mini golf, and more.
• Wristbands may be purchased directly at the pool for approximately $12 per person, per day.
• Wristbands are non-refundable, including temporary weather-related closures or safety restrictions.
• Amenity schedules, availability, and hours are managed by the community and may change without notice.

Watercraft Launch Policy

Privately owned watercraft may only be launched from F-Beach, located off Boardwalk Drive, which serves as Lake Carobeth's public boat launch site.
E-Beach is designated as a public swimming/bathing area. Only watercraft owned and operated by the Association may be launched from or used at this location.
Guests staying in lakefront homes may launch privately owned watercraft directly from the property's shoreline, if applicable.

CHECK-IN / CHECK-OUT
• Early check-in or late check-out requests may be submitted through your Happy Guest portal and are subject to availability and approval.
• Unauthorized late departures may result in additional fees.

GUEST ARRIVAL INFORMATION
• Guests must stop at the community office prior to arrival with a physical copy of their driver’s license, vehicle registration, and pet vaccination records (if applicable) to obtain community passes and entry information.
• The home uses keyless entry, and your unique access code will be provided through your guest portal.
• Exterior security cameras are used for guest check-in verification.
• Please ensure your reservation reflects the correct guest count and pets prior to arrival.

SUMMER IN THE POCONOS 🌲☀️
Our home is surrounded by nature, making it the perfect summer escape. During your stay, you may spot local wildlife such as deer, chipmunks, squirrels, raccoons, or even the occasional bear. Routine pest control is performed regularly, but nature is part of the mountain experience.

HOUSE SUPPLIES
We provide a starter supply of essentials including paper towels, toilet paper, garbage bags, dish pods, and laundry detergent to help you settle in comfortably. For extended stays or larger groups, we recommend bringing additional supplies, as restocking is not provided during your stay.

SMART TV / PS5 / MOVIE THEATER
Streaming accounts are not provided. Guests are welcome to log into their own streaming services during their stay.

LAUNDRY AREA
• Washer and dryer are available for guest use.
• Some leftover laundry supplies may be available from previous guests, but we recommend bringing any essentials you may need.

Electric fireplaces are available in both the living room and basement for added ambiance during cooler summer evenings.
